How do we order the HIP?

The estate agent will contact ProHIP via a web link to the instruction centre. The
completed information form can be emailed to our office and ProHIP will do the rest.

What does the pack include?
The HIP is a professionally prepared set of documents relating to an individual
property. Every HIP will include:

1. Index of Contents
2. An Energy Performance Certificate
3. Sale Statement
4. Land Registry Title and Plan
5. Local Authority Searches
4. Drainage and Water Searches

Optional Documents which can be included within the pack include:

Home Condition Report
Home Use Form and Home Contents Form
Environmental Searches
Warranties and Guarantees

For Leasehold properties further documents are required including a copy of the lease.

How much will the pack cost?
ProHIP will offer three levels of service to meet the client’s needs.

Bronze
The Bronze pack will provide the following ‘Required’ information:
An Index, Energy Performance Certificate, Sale Statement
Local Authority Searches, Water and Drainage Searchs
A Land Registry Title and Plan

Silver
A professionally produced pack providing the Governments required and authorised documents, excluding the Home Condition Report.
Prior to marketing, the pack is available for inspection by a conveyancing solicitor to consider and comment upon the need for additional contents.

Gold
A fully comprehensive folder which includes a Home Condition Report, undertaken by an experienced Chartered Surveyor / Home Inspector. A conveyancing solicitor’s comment is also available to ensure the effectiveness and value of the pack.

Prices start from £300.00 for a bronze pack and £625.00 for a gold pack with a home condition report.

What payment methods are available?
Clients will be offered the following options
1. Full payment with order: by Cash, Cheque, Debit or Credit Card
2. Deferred payment scheme

Payment will be made directly to ProHIP, as the contract is with ProHIP and
not with the estate agent.

How quickly will the pack be produced?
On receipt of an instruction we will aim to provide a complete pack to the
estate agent within 7 working days. There will of course be occasions when
the required information takes a little longer to arrive. Where this happens
we will always meet the 14 day Government deadline with an incomplete
pack. The missing items will then be added in due course and a new printed
pack will be provided. Telephone contact will be made to advise of delays.

In what format are the packs available?
The packs are available as a combination of Bound Hard Copy, CD,
USB Memory Stick and On-Line as demanded. The relevant number of
copies in each format will be confirmed on instruction. Additional copies can
be ordered later as required. Internet viewing is free to all parties. Clients
will be issued with a unique username and password to access specific
property HIP’s, which can then be downloaded onto their own computer and
printed in part or full. Please be aware that each pack contains between 60
and 200 sheets of paper; printing full copies yourselves will be a costly
exercise!

Do vendors still need a solicitor?
Yes. A HIP will offer no legal interpretation on any of its contents. We are
assembling most of the required information for a legal expert to consider on
behalf of their client. The HIP will bring forward the time it takes for the
information to be collected, but not replace the need for legal
representation. You may want to formalise introductory arrangements with
you local solicitors.

Will the pack to transferable?
Yes. The pack belongs to the owner of the property, and subsequently if the
vendor changes agents, they will be able to take the pack with them.

Who does the client contact if there is a problem?
All queries should be directed to ProHIP who can provide the answers you
require as soon as possible.
